What are the differences between Condominiums and Townhomes?  That is a very common question asked frequently. Lets take a look at the main differences between these different types of properties. Condos -VS- Townhomes     Condominiums Townhomes --You own an equal piece of all of the common area. --You actually own a piece of the land. --There is a common exterior building Insurance Policy --No Common Exterior building insurance, you typically pay for your own insurance --Insurance Included = Typically Higher Monthly Fees --No insurance = Typically lower monthly dues  --Typically multiple story buildings, with residents on top or below you.(Many exceptions) --Typically one or two levels, with residents on top or below you. (Many exceptions) --Repairs made on all units at the same time, assessments are common --new roofs and buildings repainted typically on your own, buildings can look different, but no assessments --Deeded as Multi-Family or Condo --Deeded as "Single Family Attached" residences
